Why You Need Title Insurance
When Buying Arizona Real Estate.

Purchasing a home or property is a substantial investment and all homebuyers need the security and comfort of knowing that ownership is likely to be unchallenged in the future. Always insist that a title search be performed by a reputable title insurance company licensed and approved to do business in Arizona.

It is your right as the buyer to choose a title insurance company to protect your interests with a title search to ensure the title to the subject property, real estate or home is free and clear of unacceptable defects, claims or emcumbrances. Defects are described as unpaid taxes, liens against the property, a public easement or an undisclosed claim of any type.

The tile company searches the history of the home or property in public records to expose any negative issues that could adversly effect clear transfer of title ownership. Their role is to issue a title policy assuring condition of the title at the time of purchase.

Actually there are two types of title insurance policies. A Lender's Policy protects the mortgage lender to the amount of the loan. The optional Owner's Policy protects the buyer for full property value. Once the title policy is issued, should anyone challenge your legal rights of ownership in the future, the title insurance company must defend that challenge and pay all associated defense costs and any subsequent loss in property value that could result.
